Marine Gateway is a transit-oriented, mixed-use development located at a significant new transit node in south Vancouver. It includes a retail podium that serves as a base for the 29-storey south tower and 38-storey north tower. Additional elements include a neighbourhood plaza, a major supermarket, and banking services, as well as an 11-screen theater complex and shopping and dining options.

Central to the design is the accommodation of transit-related functions including a bus loop and the new above-grade transit station. Two neighbourhood plazas and pedestrian mews provide a unique sense of place, concentrate pedestrian activity around the retail stores and provide a legible connection to SW Marine Drive and the residential neighbourhood to the north.

Residential towers include a variety of units that allow for a diversity of residents, including extended families and students. An aggressive sustainable design strategy includes a geo-exchange heating and cooling system with an ambient heat recovery energy loop, thermal mass and sun shading devices. Marine Gateway also provides district energy heating and cooling for the immediate neighbourhood. It is targeting LEED Gold certification.
