Our Seattle office space is the first LEED-CI Platinum certified project in Washington State. The office is located in the heart of downtown Seattle at Second and University on the second floor of a 1912 6-story brick building. While making a modernist statement with a simple design concept fostering interaction and collaboration, we disconnected from the building’s HVAC system and replaced the formerly fixed windows with operable ones to naturally ventilate the space. We removed the banal existing suspended ceiling to reveal 12’ ceilings and the building’s original heavy timber structure. We also incorporated other sustainable strategies including lighting that is 46 percent more efficient than a typical office; 40 percent of the materials were sourced regionally and all wood products come from forest stewardship council sustainable forests.
