We lead the planning team and community through a series of Smart Growth and Sustainable Development workshops to develop an overall master plan for this 1,450-acre brownfield site. The plan creates a walkable and transit-oriented community with 2855 residential units; 1.5 million square feet of biopharmaceutical production and research facilities; 500,000 square feet of Main Street retail; a range of parks and community facilities; and a multi-modal center on the existing MBTA transit line. Connections to the existing town centers and surrounding neighborhoods seamlessly integrate the former airstrip into the physical and cultural landscape of the area and serve as a catalyst for economic development.
Our design guidelines direct long-term site development with streetscape, housing prototypes and commercial standards under an umbrella of sustainability principles. This project participated in an LEED-ND Pilot Program, USGBC’s new rating system for sustainable neighborhood developments and is on track for Silver certification through this process.
